Divorce/Probate question about what happens to a joint mortgage when one of the holders dies?

I am divorcing my husband. In the settlement agreement I will be quit-claiming the house to him but due to value/market issues it will not be possible to refinance me off the mortgage for several years. What happens if he dies before he is able to refinance?
